This method can achieve a better sale price for your property, with no chain and quicker transaction times than your usual estate agent sale as we market to the investor, not the residential home buyer. 

If agreed to take the property off-market, we will market your property to the tens of thousands of investors on our database. This method tends to be more time and cost efficient, as there is no need for home reports, professional photographs, videos and floorpans and suits those looking to move fast, at no cost.

Once we have a buyer for the property, we will kick start the conveyancing process with the choice of using one of our trusted solicitors. Over the years, one of the biggest pain points for current landlords selling their tenanted property is the fear and risk of the tenant knowing they are selling before there is even a buyer in place. 

 

Smart Sales & Investments are regularly asked by landlord selling clients to undertake a viewing without informing the tenant about a potential sale. This is totally understandable given the risk of unsettling the tenant unnecessarily. 

 

This is why we created the Tenanted Confidential Viewing Service. Here, we will attend the property and undertake a viewing as normal however we will not disclose any potential sale. We have years of experience in making sure the tenant is comfortable and content but at the same time making sure we get the information required from the viewing to present to potential buyers. This is underlined by the 100+ sales we made in 2023 of similar nature. Please note, due to the nature of these viewings, we may be unable to promote these sales on market and may be suited better to private, off-market sales.
